Oak Tree Golf Course has everyone talking

The nations trend of golf courses is failing. With land so scarce, many builders have set their eyes upon golf courses as a source for redevelopment. There are approximately 45 golf courses in Broward County and at least three have closed in the past five years. Oak Tree Golf Course in Oakland Park was one those casualties which closed its doors over 10 years ago. Once an urban oasis and well-manicured golf course, the 150 acres has turned into a field of unmowed grass and overgrown foliage.

A new life for an old golf course

Homebuilder, PulteGroup has big plans to bring life back this little piece of heaven in Oakland Park. This property is located just off of Prospect Road. On the site of the former Oak Tree Golf Course plans are being finalized to move forward with a new home community. The developer has proposed building 288 single family houses together with 117 townhomes and could start building by the end of 2019.
Prices would range in the $300,000s for the townhomes and $400,000 to $600,000 for one and two story houses.
Oakland Park has seen a tremendous boom and continues to grow at an extremely rapid pace. To the east we’ve seen Eastside Townhomes emerge off of Dixie Highway. To the west construction continue with the building of Urban Village. Oakland Park has been working on the redevelopment of the downtown area and the development of the Culinary District.

Location Location Location

Situated so close to Fort Lauderdale beach along with it’s close proximity to the Fort Lauderdale airport people are discovering what Oakland Park has to offer. Oakland Park has a well kept secret

One of the best kept secrets in Oakland Park is Garden Acres. Oakland Park a city which is divided into “pocket neighborhoods” or sections. Some of those are neighborhoods include North Andrews Gardens, North Andrews Terrace, Coral Heights, Floranada, Lloyd Estates, Oakland Forest and Garden Acres.

Today Lets Talk About Garden Acres

This small community of approximately 140 homes and has only two entrances. As a result of its limited access into the community of Garden Acres, it is a quiet neighborhood where you can peacefully walk down the street with extremely limited traffic and is extremely pedestrian friendly.

Garden Acres used to be a Mango Grove

Another unique characteristic about Garden Acres, which was developed in the late 1950’s is its mature mango trees. Over 80-90 years the neighborhood used to be a mango grove. When the community was developed just about every home had mango trees in the yard. When I take buyers into the neighborhood of Garden Acres they know there is something different that they like, they just can’t put their finger on it. I end up pointing out to them that its the mature canopies created by the mango trees which makes Garden Acres unique.

The homes it this area are primarily 2 and 3 bedroom homes with 1-2 baths. Most of the lots are approximately 60 wide by 100 deep. Square footage ranges from 1000 – 1200 on an average.

Location, Location, Location

Conveniently located in Oakland Park, Garden Acres borders on the north with Commercial Blvd, on the south it touches NE 47th Street. Dixie Highway is the east border and  NE 6th Avenue is its west border. Just a two short traffic lights and you’ll find yourself on 95. If you head east 2 miles, your at the beach. For those who enjoy the lifestyle and entertainment of Wilton Manors, NE 6th Avenue is a gateway which ends on Wilton Drive. Garden Acres borders up against its “big sister” North Andrews Gardens, separated only by NE 6th Ave.

• Electronic lockboxes are used by real estate agents:

Electronic lockboxes certainly have many benefits for real estate agents. I feel it’s important to show a property myself. Next to you, I should knows the ins and outs of your home the best.  However, sometimes it is just impossible to be able to attend every single showing. For these times, I use an electronic lockbox or as it is called, the iBox. iBox is a sophisticated key holder where your door key is placed and accessed by other realtors.

• Sophisticated level of security
Unlike the old combination lockbox, iBox has a very sophisticated level of security. Each licensed realtor is assigned their  very own “key fob” to open an iBox. The Greater Fort Lauderdale Board of Realtors assigns the fob. Each time a realtor uses his own fob to enter an iBoxes an email is immediately sent. This email alerts me that someone has entered the home.  The email contains detailed information. This information includes the date and time of the entry, name of the realtor, his/her phone number and email. A secure database online then maintains all of this information for future use.

The information has many benefits to me and you. If something was missing from your property, I would know who had accessed it last. With this knowledge I can then know who last entered the home.

As a homeowner you are going to ask me how many showings your property has had. Have their been repeat showing you may ask me.  I can then pull a report and tell you the number of showing which occurred along with the date and time.

iBox also gives valuable information to enable me to follow up with the other real estate agents to get feedback as to what their client felt about your home.

As a realtor, I find iBox invaluable. Never will you find one of those old rusty combination locks on any of the properties that I list. It’s just too easy to gain access to your home with a combination lockbox.

This is how I have gain the reputation that I have worked so hard for. I think of my clients and never compromising your safety or mine. I am always looking for the toward the latest technology to put me ahead of the average realtor.

Taste of Oakland Park Goes off Without a Hitch

 

The date was February 17th and the place was Jaco Pastorius Park in Oakland Park for the first Taste of Oakland Park. It was a huge success and enjoyed by all who attended. I am pleased to have been there. Hundreds of people from the local towns of Oakland Park, Wilton Manors, Fort Lauderdale and Pompano showed up to celebrate the flavor samples and a wide variety of food from the restaurants that were represented. Just a few of the restaurants in attendance were Café Angelo, Rendez-Vous Bakery & Bistro, Alligator Alley, Cucina Carusos Italian Market, Big Dog Station, Peter Pan Diner, Café Angelo, Funky Buddah Brewery, Alligator Alley, Orvino Wine Imports, Alberte’s Restaurant and The Garlic Knot just to name a few. A $10 cover charge gained you admission and the freedom to fill your belly. By the time evening was over I could not have had another thing to eat.

In addition to the restaurants represented there were interactive games, children’s activities and culinary businesses represented. If this was the first attempt at the Taste of Oakland Park, I can’t wait to see how they expand on this for the next one. Certainly keep this event on your radar for the future.

Oakland Park has turned its downtown into the Culinary Arts District. The future is very bright for Oakland Park as a destination city know for the arts and entertainment and fine dining.
