Waterfront condos offer the perfect view at holiday time in Fort Lauderdale

Intracoastal Condos offer the best view for the Winterfest Boat Parade

Whether you’re watching from one of the waterfront condos on the intracoastal, or a spectator on the street the Winterfest Boat Parade in Fort Lauderdale is always an event not to be missed. For years, the Winterfest Boat Parade has been taking place down Fort Lauderdale’s intracoastal. There’s barely an empty balcony on the waterfront condos that overlook the parade. People line the intracoastal to watch the display of yachts of all sizes decorated with ornate holiday lights. It’s like watching the Thanksgiving Day parade but only with lights. If you haven’t witnessed it yet, it certainly must go on your to do list.

Crusing the Intracoastal

Another exciting thing to do in Fort Lauderdale during the holiday season is to take one of the many chartered yachts and cruise past the beautifully decorated intracoastal condos and  homes. Here you will see everything from  contemporary waterfront homes to huge stately mansions decorated from top to bottom with holiday lights. Palm trees glisten with white and colored bulbs. It’s not uncommon to see Santa Clause and his reindeer sitting on a dock. You will see 150 foot luxury yachts docked and draped with holiday decor. You’ll even might see someone riding a kayak dressed up as Santa. If this doesn’t put you in the spirit of the holiday, nothing will.

Christmas on Las Olas

Las Olas Blvd has its annual Christmas on Las Olas down the street in December as well. Here you’ll see children sliding down a mound of snow. Yes, snow in Florida. Restaurants will be tempting you with the most delicious food they can offer. Crowds line the streets to welcome the season Fort Lauderdale style. Artisans will be displaying their fine crafts. It’s an event where there is something for the youngest member of your family right on up to grandma and grandpa.

NAGLREP Convention in Palm Springs

I’d like to share with you my experience at the Gay Realtor convention – NAGLREP in Palm Springs. As a realtor, I was proud to be representing Fort Lauderdale and Wilton Manors.

In October, I had the opportunity to attend the 2017 National Association of Gay & Lesbian Real Estate Professionals convention. This years convention was held in Palm Springs, California. As always, it was a wonderful event for networking and meeting some of the most successful gay realtors from around the country. It was a reunion with old friends I met in past years and new friends, all in the real estate profession. It was the perfect opportunity, as a gay realtor to build my referral network with other realtors all across America. I was joined with a few fellow realtors for my home office of Re/Max Experience in Wilton Manors as well some familiar faces from Fort Lauderdale and Wilton Manors.

The Nuts and Bolts of the Convention
With his humor, comedian Alex Mapa emceed the NAGLREP convention, making it a huge success.

During the days, we attended lectures and learned about the latest technology available for today’s realtor. There were breakout sessions on lead generation and social media, home buying trends and information on marketing to the gay community. We listened to tips for selling homes and condos to the luxury buyer and talked about building our database. We were educated on diversity and learned the secrets of top producing real estate agents. From marketing professionals to mortgage lenders, from real estate coaches and agents that are larger than life, they were all there. The event ended with a keynote speech made by Human Rights Activist Clive Jones.

Million Dollar Listing
In this time of reality TV shows, I’m sure at least once, while flipping through you television stations, you landed on Bravo’s, Million Dollar Listing Los Angeles. I had the fortunate opportunity to spend some time and speak one on one with Madison Hildebrand. Madison is know for specializing in the luxury real estate market in Malibu and co-stared in the television series with Josh Flagg and Josh Altman.

With this being my first trip to Palm Springs I have to say, I fell in love with the desert air and mountains. This is quite different than Fort Lauderdale and Wilton Manors with our ocean and beachfront condos. I certainly enjoyed the change but most of all I enjoyed the Post Modern Architecture that the city has to offer. I can’t wait for the 2018 National Association of Gay & Lesbian Real Estate Professionals which will be in Palm Spring again.

Two realtor associations merge

Realtor Association Announces Merger

Uniting as one:
A merger has taken place between The Realtor Association of the Palm Beaches and the Greater Fort Lauderdale Realtors Association. A vote was held this week to unite the two associations together. United they are going to be called the Realtors of the Palm Beaches and Greater Fort Lauderdale.  The merger was received  “with a 99% pass and had record. number of members turn out to vote in support of the merger.” Members who were unable to attend the meeting were able to vote by proxy. This is a very exciting time for both boards in Palm Beach and Fort Lauderdale.

Size Matters:
Once this is  complete,  the Realtors of the Palm Beaches and Greater Fort Lauderdale will be the third largest realtor association in the country. It will also be one of the largest MLS systems in the country. Together it will have 25,000 realtor members, 30,000 MLS subscribers and over 40,000 online listings.

Benefits of the Association Merger:
Here are a few of the key points as a result of the mergers between the two associations. With it’s vast membership with the combined associations will have huge legislative power. The association now will be the voice to be heard and not ignored. In addition the members will benefit by the extraordinary purchasing power. This is something that a smaller association can not leverage.

The most exciting part for the individual realtor is that the MLS information. The information is feed into an IDX system which powers individual websites. Going forward it will include property listing from Western Broward  County,  South Palm Beach, North Palm Beach and up to the the Treasure Coast.

A realtor is also your best friend

One of the most exciting parts of being a realtor has been the friendships I’ve made over the years. Being a realtor doesn’t just end the day of closing, it’s a relationship that goes on for years and years.

For instance, take Amonds and Michael. Close to a year ago Amonds walked into an open house I was having in Wilton Manors. The property I was showing just wasn’t right for him and his partner. Later that week, the two of them came to my office at 2227 Wilton Drive where we discussed exactly what they were looking for. I’ll never forget how Michael just sat in a chair while Amonds left the room for a minute.  At that point Michael just started telling me just how much he “loved this guy.”

As their quest continued, they gave me their lists of haves and have nots in a home. I listened closely and started showing them homes in Wilton Manors, Fort Lauderdale and Oakland Park. Eventually we stumbled on the property they now call home. Every time I drove this couple around I learned more and more about this New York power couple. I learned their likes, their dislikes, where they’ve traveled and their future plans. Each one separately confided in me. I would get calls and emails from one and then the other.

I did eventually find them a home in Fort Lauderdale and a very special one at that.  However, something more than being labeled as “their realtor” was happening.

A friendship was being born.

On October 17, 2015 Michael and Amonds, the gay couple the who “just needed a realtor” were married at the W on Fort Lauderdale beach overlooking the ocean. It was a beautiful and emotional event. My partner and I attended the wedding –  not as their realtor, but as their friends.

This is why I am a realtor. It’s about finding that special home for people. It’s about helping people secure their financial future. It’s about making memories, but most of all, for me, it’s about making friends.

Technology: This Realtor knows its value

Have you ever driven past a home that was for sale in Fort Lauderdale and you wanted to know how much it cost right that very minute? How many bedrooms does that house in Wilton Manors have?

There was a holder for flyers on the sign, but it’s empty. The person driving by earlier took the last flyer. You call the realtor whos number is on the sign but they don’t answer. Does this sound way too familiar?

When Paul Slutsky lists your home, this will never happen. Paul Slutsky has recently formed a relationship with an internet technology company to get you the information you want, when you want it and delivered right to your phone or smart device – instantly.

It’s very simple, when Paul Slutsky aquires a new listing, he assigns an “access code” to that property. You simply send a TEXT MESSAGE to 954-289-9270 and enter the “access code” which is specific for the house you want information on. That code will then  deliver information you want directly to you phone or smart device.

2) Write 708 in the body of the text

Always be certain that the realtor you trust to sell your property is savoy and up on the latest marketing techniques. Wilton Manors home goes under contract

Another Wilton Manors house goes under contract by Paul Slutsky, Realtor. Inspection done! Appraisal done!… After 26 years in the same home, my sellers are starting to pack. When I took the listing and became their realtor, I informed Adolfo and Denise that a typical home could take about 90 days to go to contract. Sure enough, on the 90th day this beautiful Mid Century Modern home in the Middle River Estates section of Wilton Manors went to contract. The new buyer for this 2000 square foot, 4 bedroom, 3 bath home will be just a short walk to Wilton Drive.  “The Drive” has become a thriving entertainment district, filled with eating establishments, art galleries and bars in the heart of the gay and lesbian community. This unique Wilton Manors home, constructed in the late 1950’s was built with vaulted ceilings and beams and planked with Dade County Pine, adding to its charm.  Conveniently accessable to the beach, Wilton Manors just borders on the edge of Fort Lauderdale. This home was listed at $469,000. Top 5 Reasons to Use a Realtor

For most homeowners or homebuyers, the transaction of buying or selling a home will be the largest financial transaction that one will make in their lifetime. Buyers purchase homes for many reasons, not only for their desire to own a home, but also due to circumstance such as family situations, change in jobs, etc. and the same can go for one selling a home. The National Association of Realtors shared some interesting statistics from 2014.

• Thirty-three percent of recent homebuyers were first time buyers, which is still suppressed from the historical norm of 40 percent among primary residence buyers.
• For 43 percent of homebuyers, the first step in the home-buying process was looking online for properties and 12 percent of homebuyers first looked online for information about the home buying process.
• Real estate agents were viewed as a useful information source by 98 percent of buyers who used an agent while searching for a home.
• Seventy percent of home sellers only contacted one agent before selecting the one to assist with their home sale.
• The share of home sellers who sold their home without the assistance of a real estate agent was nine percent. Forty-four percent knew the buyer prior to home purchase.

The reason we share these important statistics is to showcase how important it is to call on a qualified real estate agent to assist you with the buying or selling of your home. Having the knowledge of a qualified realtor is invaluable.
