Paul Slutsky and ReMax Experience support Wilton Manors Stonewall Gay Pride Festival

Stonewall Parade on Wilton Drive

Gay and straight, couples from all walks of life came to Wilton Manors to celebrate the 50th anniversary of the Stonewall riots. It was a celebration where love and support for the Gay community just flooded over onto the main street of Wilton Drive. Wilton Drive was closed to traffic for the day.

The day started with local businesses and organizations from Wilton Manors, Fort Lauderdale and surrounding areas showing their support. Wilton Drive was lined with booths and tables displaying the products and services which they offer to the community. It was a time where everyone, gay or straight came to show their love and support as a community.

ReMax Experience invited our friends to enjoy Pride from our “living room”

I was happy to be part of it. ReMax Experience showed our support with a booth on Wilton Drive. ReMax Experience tried to make everyone feel “at home” and invited our visitors to come into the living room setting which we created for them. We had a sofa, a chandelier and all the things to make our guests feel at home. We made an empty space into a home setting and spoke to as many people as we could. I personally met many new friends as well as many old ones too.

As the day progressed the excitement peaked. The highlight of the day for me was the Pride Parade. Local business, organizations, political candidates as well as many others flooded Wilton Drive. There were floats, cars and flatbeds, feathers, balloons and glitter galore. All of this just adding to the excitement.  The parade is an annual event that you shouldn’t miss.

Heaven Must Have Sent an Angel

Heaven must have sent an angel.

Recently I listed a home in Fort Lauderdale for an elderly woman who was no longer able to live on her own. Her home was a distance away from her children and everyone decided it would be best for her to move closer to them.

Martha was a widow, who would love sharing stories with me about her late husband. A smile would come upon her face with every mention of her beloved Harry. She would tell me how their home was filled with love and she shared with me the memories they made. She would go on to talk about the wonderful life the two of them made for themselves in Fort Lauderale.

Harry and Martha lived in an active 55 plus senior community where they took advantage of as many of the planned activities as they could. From themed parties to excursions to the beach. Their neighbors became their extended family. They enjoyed lounging at the pool. Their lives were rich and fulfilled,  just the way they dreamed their retirement in Fort Lauderdale would be.

As time when on and as life has it, Harry and Martha began slowing down and were not able to partake in all the activities that an 55 plus community has to offer. Trips to the beach were less often. They visited the pool less often.

Eventually, Harry became ill.  There became a point where he was confined to their condominium. Still in his  home, he was surrounded by the love of his wife. His wife of 70 years.

Unfortunately, as Harry’s health continued to decline it was time for Hospice to be called in.

Gretchen was a Hospice nurse and assigned to help with Harry. She, along with Martha cared for him making his last days as comfortable as possible.  Gretchen was there until the day that Harry passed along.

Very difficult for Martha, sad and broken hearted, she stayed in her 55 plus condominium. She stayed for another 2 years. Eventually it was time for her to sell her 3 bedroom condominium and move to a place which was better suited for her. It was time for the difficult decision to sell her home.

Her family packed her up and found a wonderful, 1 bedroom co-op for Martha to move into. Her condo was placed on the market for sale. Buyers came and buyers went until a wonderful couple fell in love with the home where Martha and Harry lived. They made an offer and Martha accepted it.

Martha didn’t attend the actual closing but I did.

At the closing I was told by the buyers, they knew right away this was the condo for them. They knew the love and memories this home held. The buyer then told me she had been in the condo a few years ago. She lifted her head and looked me and said …my name Gretchen. As a tear came to my eye, we both smiled and knew Martha wasn’t at that closing, but we knew Harry certainly was.

Waterfront condos offer the perfect view at holiday time in Fort Lauderdale

Intracoastal Condos offer the best view for the Winterfest Boat Parade

Whether you’re watching from one of the waterfront condos on the intracoastal, or a spectator on the street the Winterfest Boat Parade in Fort Lauderdale is always an event not to be missed. For years, the Winterfest Boat Parade has been taking place down Fort Lauderdale’s intracoastal. There’s barely an empty balcony on the waterfront condos that overlook the parade. People line the intracoastal to watch the display of yachts of all sizes decorated with ornate holiday lights. It’s like watching the Thanksgiving Day parade but only with lights. If you haven’t witnessed it yet, it certainly must go on your to do list.

Crusing the Intracoastal

Another exciting thing to do in Fort Lauderdale during the holiday season is to take one of the many chartered yachts and cruise past the beautifully decorated intracoastal condos and  homes. Here you will see everything from  contemporary waterfront homes to huge stately mansions decorated from top to bottom with holiday lights. Palm trees glisten with white and colored bulbs. It’s not uncommon to see Santa Clause and his reindeer sitting on a dock. You will see 150 foot luxury yachts docked and draped with holiday decor. You’ll even might see someone riding a kayak dressed up as Santa. If this doesn’t put you in the spirit of the holiday, nothing will.

Christmas on Las Olas

Las Olas Blvd has its annual Christmas on Las Olas down the street in December as well. Here you’ll see children sliding down a mound of snow. Yes, snow in Florida. Restaurants will be tempting you with the most delicious food they can offer. Crowds line the streets to welcome the season Fort Lauderdale style. Artisans will be displaying their fine crafts. It’s an event where there is something for the youngest member of your family right on up to grandma and grandpa.

Here’s What People Are Saying About Paul Slutsky, Real Estate Agent

The Search for a Real Estate Agent:

When I was looking for a real estate agent I contacted Paul Slutsky by email while still living up north. He replied promptly and arranged for us to have a phone discussion. During this time he described the real estate market in the Fort Lauderdale area and inquired about my housing needs and preferences. He also took the time to describe his approach as a real estate agent.  I was able to decide if I thought we would work well together during my search. Before I traveled to Florida to condo hunt, Paul scheduled appointments for a variety of places. All of these met my non-negotiable (e.g., two-bedroom) and were in my price range or just slightly higher.

Our First meeting:

During the first morning of viewing condos, Paul spent a great deal of our time (in the car and in the condos) getting to know me beyond my condo preferences. Paul made great suggestions that helped me focus on what was most important to me – city/town/neighborhoods and lifestyle. We found a great place and now that I am living in it, I can say it actually exceeds my expectations. Paul is a smart, warm and polite realtor with a keen sense of people. (I am a psychologist so I don’t use that phrase lightly). Paul is honest and diplomatically straight-forward, which is refreshing. I really felt that his goal was to help me find a home that I would be happy living in for many years to come. And, I believe that goal was not only met but exceeded. Thanks, Paul.

Wilton Manors Welcomes its Newest Residents

Wilton Manors closing just off of Wilton Drive With the assistance of Paul Slutsky, Fort Lauderdale’s Premier realtor, Paulie Esposito is setteling into his new home in Wilton Manors, just walking distance from Wilton Drive. Prime real estate is a commodity in Wilton Manors and Fort Lauderale making it dificult to find a property that hits all the “wants” of a client.

Well, it was love a first sight when Paulie and his partner Alex set their eyes on this spacious 3 bedroom two full bath home just blocks “The Drive” in Wilton Manors. Paulie who is wheelchair bound came to me with some specific requests on is “must have list” and to have found a home this close to perfect was nothing short of a miracle.

This 1880 sq foot home built in 1947 features a bathroom with an extra wide door and a walk in shower making it wheelchair accessible. The home is situated all on one level allowing Paulie to manuver freely from one end of the home to the other without level changes amongst the floors as well as having no steps to climb.

For this Italian family, the kitchen is the heart of the home and this property is equipt with a sprawling kitchen with granite countertops, stainless steel appliances, a vaulted ceiling and enough space for the entire family to gather in come the holidays. A separate two car garage graces the massive grounds. The only thing missing is an in ground swimming pool and from what I understand it will not be long until this property has that too.

It’s been a pleasure to work with Paulie and Alex. Nothing excites me more than when I can be a part of someones life, helping them find the home of their dreams. I’m proud to have been able to assist this couple in finding the home where they will be making memories and dreams come true for years to come.

What you need to know about property taxes

One of the first things I do with a new home buyer is sit them down in my office in Wilton Manors and take them to This is the Broward County Property Appraisers website.

Here I will show you across the top of the page, a tab where it says Home Buyers Tax Estimator. This is probably one of the most important lessons a realtor can teach to a new homebuyer. Whether you are buying a condo or single family home, you need to visit this page.

Just because the property taxes are a certain amount when you purchase your house or condo does not guarantee they are going to be the same after your purchase is complete. The county assesses the value of the property upon purchase and adjusts the property taxes accordingly. Please read this again. The county assesses the value of the property upon purchase and adjusts the taxes accordingly.

One of the most beautiful things about homesteading a property is the property taxes can only rise a maximum of 3 percent per year.

Assume you are purchasing a house or condo from an owner who has lived in their home lets say 25 years. The last time the value of the home was assessed was when the seller purchased that home 25 years ago. From that point forward, the taxes only rose a maximum of 3 percent per year during those 25 years assuming, they had a homestead exemption. Now you come along and purchase their home. The county has the right to assess the home you just purchased and adjust its value and raise the propertytaxes accordingly.

Surprise, all of a sudden where you thought you had the incredibly low taxes are now being raised.
To make matters worse, when you were being approved for a mortgage, the loan officer calculates the amount of escrow needed to pay the taxes based on the lower tax rate, or the old tax rate. Not only do you have higher taxes which you didn’t expect but there is also a shortage in your mortgage escrow account causing your mortgage payment to go escalate.

There is no way to avoid this other than arming yourself with knowledge. Working with an honest, professional realtor and loan officer would prepare you for this and you would understand how property taxes are assessed. If you know what to expect you can be prepared and ready when the new assessment comes.

More often than not this is the case, however it can work in reverse as well. If the seller purchased the home at the height of the market and paid top dollar when your home value is assessed after your purchase and the value has gone down, your property taxes will also go down as well.

If your realtor has not had this conversation with you, you might not be working with the right realtor. Knowledge is paramount and you need a realtor who is going to hold your hand through the entire process. I make sure all my customers whether they are buying in Fort Lauderdale, Wilton Manors, Oakland Park, Lauderdale-by-the Sea, Plantation or any other area in South Florida I work in has all information necessary for a smooth transaction.

To end on a positive note there are many advantages of homestead exemptions and I suggest you visit a few of the mentioned websites to educate yourself before you purchase a house or condo.

Wilton Manors home goes under contract

Another Wilton Manors house goes under contract by Paul Slutsky, Realtor. Inspection done! Appraisal done!… After 26 years in the same home, my sellers are starting to pack.
