Heaven must have sent an angel.

Recently I listed a home in Fort Lauderdale for an elderly woman who was no longer able to live on her own. Her home was a distance away from her children and everyone decided it would be best for her to move closer to them.

Martha was a widow, who would love sharing stories with me about her late husband. A smile would come upon her face with every mention of her beloved Harry. She would tell me how their home was filled with love and she shared with me the memories they made. She would go on to talk about the wonderful life the two of them made for themselves in Fort Lauderale.

Harry and Martha lived in an active 55 plus senior community where they took advantage of as many of the planned activities as they could. From themed parties to excursions to the beach. Their neighbors became their extended family. They enjoyed lounging at the pool. Their lives were rich and fulfilled,  just the way they dreamed their retirement in Fort Lauderdale would be.

As time when on and as life has it, Harry and Martha began slowing down and were not able to partake in all the activities that an 55 plus community has to offer. Trips to the beach were less often. They visited the pool less often.

Eventually, Harry became ill.  There became a point where he was confined to their condominium. Still in his  home, he was surrounded by the love of his wife. His wife of 70 years.

Unfortunately, as Harry’s health continued to decline it was time for Hospice to be called in.

Gretchen was a Hospice nurse and assigned to help with Harry. She, along with Martha cared for him making his last days as comfortable as possible.  Gretchen was there until the day that Harry passed along.

Very difficult for Martha, sad and broken hearted, she stayed in her 55 plus condominium. She stayed for another 2 years. Eventually it was time for her to sell her 3 bedroom condominium and move to a place which was better suited for her. It was time for the difficult decision to sell her home.

Her family packed her up and found a wonderful, 1 bedroom co-op for Martha to move into. Her condo was placed on the market for sale. Buyers came and buyers went until a wonderful couple fell in love with the home where Martha and Harry lived. They made an offer and Martha accepted it.

Martha didn’t attend the actual closing but I did.

At the closing I was told by the buyers, they knew right away this was the condo for them. They knew the love and memories this home held. The buyer then told me she had been in the condo a few years ago. She lifted her head and looked me and said …my name Gretchen. As a tear came to my eye, we both smiled and knew Martha wasn’t at that closing, but we knew Harry certainly was.

Electronic lockboxes certainly have many benefits for real estate agents. I feel it’s important to show a property myself. Next to you, I should knows the ins and outs of your home the best.  However, sometimes it is just impossible to be able to attend every single showing. For these times, I use an electronic lockbox or as it is called, the iBox. iBox is a sophisticated key holder where your door key is placed and accessed by other realtors.

Unlike the old combination lockbox, iBox has a very sophisticated level of security. Each licensed realtor is assigned their  very own “key fob” to open an iBox. The Greater Fort Lauderdale Board of Realtors assigns the fob. Each time a realtor uses his own fob to enter an iBoxes an email is immediately sent. This email alerts me that someone has entered the home.  The email contains detailed information. This information includes the date and time of the entry, name of the realtor, his/her phone number and email. A secure database online then maintains all of this information for future use.

The information has many benefits to me and you. If something was missing from your property, I would know who had accessed it last. With this knowledge I can then know who last entered the home.

As a homeowner you are going to ask me how many showings your property has had. Have their been repeat showing you may ask me.  I can then pull a report and tell you the number of showing which occurred along with the date and time.

iBox also gives valuable information to enable me to follow up with the other real estate agents to get feedback as to what their client felt about your home.

As a realtor, I find iBox invaluable. Never will you find one of those old rusty combination locks on any of the properties that I list. It’s just too easy to gain access to your home with a combination lockbox.

This is how I have gain the reputation that I have worked so hard for. I think of my clients and never compromising your safety or mine. I am always looking for the toward the latest technology to put me ahead of the average realtor.

Wilton Manors Welcomes its Newest Residents

Wilton Manors closing just off of Wilton Drive With the assistance of Paul Slutsky, Fort Lauderdale’s Premier realtor, Paulie Esposito is setteling into his new home in Wilton Manors, just walking distance from Wilton Drive. Prime real estate is a commodity in Wilton Manors and Fort Lauderale making it dificult to find a property that hits all the “wants” of a client.

Well, it was love a first sight when Paulie and his partner Alex set their eyes on this spacious 3 bedroom two full bath home just blocks “The Drive” in Wilton Manors. Paulie who is wheelchair bound came to me with some specific requests on is “must have list” and to have found a home this close to perfect was nothing short of a miracle.

What you need to know about property taxes

One of the first things I do with a new home buyer is sit them down in my office in Wilton Manors and take them to www.bcpa.net. This is the Broward County Property Appraisers website.

Here I will show you across the top of the page, a tab where it says Home Buyers Tax Estimator. http://www.bcpa.net/TaxCalc.asp This is probably one of the most important lessons a realtor can teach to a new homebuyer. Whether you are buying a condo or single family home, you need to visit this page.

Just because the property taxes are a certain amount when you purchase your house or condo does not guarantee they are going to be the same after your purchase is complete. The county assesses the value of the property upon purchase and adjusts the property taxes accordingly. Please read this again. One of the most beautiful things about homesteading a property is the property taxes can only rise a maximum of 3 percent per year.

Assume you are purchasing a house or condo from an owner who has lived in their home lets say 25 years. The last time the value of the home was assessed was when the seller purchased that home 25 years ago. From that point forward, the taxes only rose a maximum of 3 percent per year during those 25 years assuming, they had a homestead exemption. Now you come along and purchase their home. The county has the right to assess the home you just purchased and adjust its value and raise the propertytaxes accordingly.

Surprise, all of a sudden where you thought you had the incredibly low taxes are now being raised.
To make matters worse, when you were being approved for a mortgage, the loan officer calculates the amount of escrow needed to pay the taxes based on the lower tax rate, or the old tax rate. Not only do you have higher taxes which you didn’t expect but there is also a shortage in your mortgage escrow account causing your mortgage payment to go escalate.

There is no way to avoid this other than arming yourself with knowledge. Working with an honest, professional realtor and loan officer would prepare you for this and you would understand how property taxes are assessed. If you know what to expect you can be prepared and ready when the new assessment comes.

More often than not this is the case, however it can work in reverse as well. If the seller purchased the home at the height of the market and paid top dollar when your home value is assessed after your purchase and the value has gone down, your property taxes will also go down as well.

If your realtor has not had this conversation with you, you might not be working with the right realtor. Knowledge is paramount and you need a realtor who is going to hold your hand through the entire process. I make sure all my customers whether they are buying in Fort Lauderdale, Wilton Manors, Oakland Park, Lauderdale-by-the Sea, Plantation or any other area in South Florida I work in has all information necessary for a smooth transaction.

Pet Friendly Condos in Fort Lauderdale

We love our pets like we love our family but finding pet friendly buildings is not always an easy task.  Our pets are our family but when living with these lovable little creatures there’s a lot that must be considered.

Not all condos in Fort Lauderdale and Wilton Manors are pet friendly buildings. There are many rules and regulations a pet owner will encounter. It’s not just as simple as -yes pets are allowed or -no pets are not allowed.

Because a building says it is “pet friendly” doesn’t necessarily mean they are going to greet Fido with open arms if he weighs more than the allowed weight restriction. Almost all buildings in the areas surrounding Fort Lauderdale and Wilton Manors have weight restrictions for pets.

As a general rule, when searching for a pet friendly building here is how many of the associations classify which pets are allowed to reside in specific buildings.

1) Only cats are allowed
2) Only one cat
3) Only dogs
4) Dogs and cats are allowed
5) 1 dog under 20 lbs
6) 2 dogs under 20 lbs
7) 1 dog and 1 cat under 20lbs
8)1 dog under 40 lbs.
9) As many as you want but not to exceed 40 lbs.
10) Dogs under 60 lbs.
11) No aggressive breeds.
12) Owners are allowed pets but tenants are not
13) No pets allowed

As you can see, the rules are endless and can cause a great deal of frustration for a potential buyer who is looking to find the perfect home for himself and his “best friend” by the beach.

It’s best to work with a realtor knows who Fort Lauderdale. A realtor who knows which luxury condo on the Galt Ocean Mile accepts small dogs, or a realtor who knows which building in Wilton Manors allows multiple dogs over 60 lbs.
