NAGLREP Convention in Palm Springs

I’d like to share with you my experience at the Gay Realtor convention – NAGLREP in Palm Springs. As a realtor, I was proud to be representing Fort Lauderdale and Wilton Manors.

In October, I had the opportunity to attend the 2017 National Association of Gay & Lesbian Real Estate Professionals convention. This years convention was held in Palm Springs, California. As always, it was a wonderful event for networking and meeting some of the most successful gay realtors from around the country. It was a reunion with old friends I met in past years and new friends, all in the real estate profession. It was the perfect opportunity, as a gay realtor to build my referral network with other realtors all across America. I was joined with a few fellow realtors for my home office of Re/Max Experience in Wilton Manors as well some familiar faces from Fort Lauderdale and Wilton Manors.

The Nuts and Bolts of the Convention
With his humor, comedian Alex Mapa emceed the NAGLREP convention, making it a huge success.

During the days, we attended lectures and learned about the latest technology available for today’s realtor. There were breakout sessions on lead generation and social media, home buying trends and information on marketing to the gay community. We listened to tips for selling homes and condos to the luxury buyer and talked about building our database. We were educated on diversity and learned the secrets of top producing real estate agents. From marketing professionals to mortgage lenders, from real estate coaches and agents that are larger than life, they were all there. The event ended with a keynote speech made by Human Rights Activist Clive Jones.

Million Dollar Listing
In this time of reality TV shows, I’m sure at least once, while flipping through you television stations, you landed on Bravo’s, Million Dollar Listing Los Angeles. I had the fortunate opportunity to spend some time and speak one on one with Madison Hildebrand. Madison is know for specializing in the luxury real estate market in Malibu and co-stared in the television series with Josh Flagg and Josh Altman.

With this being my first trip to Palm Springs I have to say, I fell in love with the desert air and mountains. This is quite different than Fort Lauderdale and Wilton Manors with our ocean and beachfront condos. I certainly enjoyed the change but most of all I enjoyed the Post Modern Architecture that the city has to offer. I can’t wait for the 2018 National Association of Gay & Lesbian Real Estate Professionals which will be in Palm Spring again.

Gay Pride in Fort Lauderdale This Year

Pride Fort Lauderdale, which celebrated its 40th Anniversary this year hit a home run with its beachfront venue on Sunday, February 26th. For many years, gay pride has been rather disjointed in my opinion. With an LGBTQ community as large and dynamic as Wilton Manors and Fort Lauderdale has, you would think that a Gay PRIDE festival would be a major extravaganza. Not so until this year. Prior years the event was held in Wilton Manors and even once in the neighboring city of Oakland Park, but never was it the magnitude of this year.

This year, the event planners for Gay Fort Lauderdale Pride chose to hold the event right on Fort Lauderdale Beach amongst the sand and ocean breeze, call it PRIDE FORT LAUDERDALE on the beach, and what a huge success it was. There has never been a turn out like this before.

The day was filled with the most diverse crowd of people all mixing and mingling and embracing one another. Gay, Lesbian, Bi-sexual Transgender and Hetrosexual all coming together dancing on one dance floor. Entertaining on the stage throughout the day was Erika Jane, Brian Justin Crum, Ty Herndon, DJ Wendy Hunt and DJ AJ Reddy. Everyone was considered. There was an alcohol-free dry area. There was an area where families could partake in arts and crafts and other wholesome activities. For those who have the need to feel special, the W Fort Lauderdale sponsored the Living Room VIP Lounge. There was even an area dedicated to the seniors of the community. You could reach out and feel the excitement in the air. It was an amazing day of utter enjoyment for the gay Fort Lauderdale community and their supporters.

The official Saturday Party was held at Alibi Monkey Bar and the official Sunday Party was held at the Manor, both located in Wilton Manors.

I Just Sold a Wilton Manors Townhouse

One of the newest townhouse communities being built just minutes from Wilton Manors is the Pointe at Middle River. The vacant land which used to be home to the famous restaurant Gibby’s for decades was purchased by K. Hovananian to build this luxury townhouse community.

Wilton Manors Welcomes its Newest Residents

Wilton Manors closing just off of Wilton Drive With the assistance of Paul Slutsky, Fort Lauderdale’s Premier realtor, Paulie Esposito is setteling into his new home in Wilton Manors, just walking distance from Wilton Drive. Prime real estate is a commodity in Wilton Manors and Fort Lauderale making it dificult to find a property that hits all the “wants” of a client.

Well, it was love a first sight when Paulie and his partner Alex set their eyes on this spacious 3 bedroom two full bath home just blocks “The Drive” in Wilton Manors. Paulie who is wheelchair bound came to me with some specific requests on is “must have list” and to have found a home this close to perfect was nothing short of a miracle.

The award recognized Paul Slutsky, the ambitious Broward County realtor for his revenue production and sales volume of residential homes for the past year. What you need to know about property taxes

One of the first things I do with a new home buyer is sit them down in my office in Wilton Manors and take them to www.bcpa.net. This is the Broward County Property Appraisers website.

Here I will show you across the top of the page, a tab where it says Home Buyers Tax Estimator. http://www.bcpa.net/TaxCalc.asp This is probably one of the most important lessons a realtor can teach to a new homebuyer. Whether you are buying a condo or single family home, you need to visit this page.

Just because the property taxes are a certain amount when you purchase your house or condo does not guarantee they are going to be the same after your purchase is complete. The county assesses the value of the property upon purchase and adjusts the property taxes accordingly. Please read this again. One of the most beautiful things about homesteading a property is the property taxes can only rise a maximum of 3 percent per year.

Assume you are purchasing a house or condo from an owner who has lived in their home lets say 25 years. The last time the value of the home was assessed was when the seller purchased that home 25 years ago. From that point forward, the taxes only rose a maximum of 3 percent per year during those 25 years assuming, they had a homestead exemption. Now you come along and purchase their home. The county has the right to assess the home you just purchased and adjust its value and raise the propertytaxes accordingly.

Surprise, all of a sudden where you thought you had the incredibly low taxes are now being raised.
To make matters worse, when you were being approved for a mortgage, the loan officer calculates the amount of escrow needed to pay the taxes based on the lower tax rate, or the old tax rate. Not only do you have higher taxes which you didn’t expect but there is also a shortage in your mortgage escrow account causing your mortgage payment to go escalate.

There is no way to avoid this other than arming yourself with knowledge. Working with an honest, professional realtor and loan officer would prepare you for this and you would understand how property taxes are assessed. If you know what to expect you can be prepared and ready when the new assessment comes.

More often than not this is the case, however it can work in reverse as well. If the seller purchased the home at the height of the market and paid top dollar when your home value is assessed after your purchase and the value has gone down, your property taxes will also go down as well.

If your realtor has not had this conversation with you, you might not be working with the right realtor. Knowledge is paramount and you need a realtor who is going to hold your hand through the entire process. I make sure all my customers whether they are buying in Fort Lauderdale, Wilton Manors, Oakland Park, Lauderdale-by-the Sea, Plantation or any other area in South Florida I work in has all information necessary for a smooth transaction.

A realtor is also your best friend

One of the most exciting parts of being a realtor has been the friendships I’ve made over the years. Being a realtor doesn’t just end the day of closing, it’s a relationship that goes on for years and years.

For instance, take Amonds and Michael. Close to a year ago Amonds walked into an open house I was having in Wilton Manors. The property I was showing just wasn’t right for him and his partner. Later that week, the two of them came to my office at 2227 Wilton Drive where we discussed exactly what they were looking for. I’ll never forget how Michael just sat in a chair while Amonds left the room for a minute.  At that point Michael just started telling me just how much he “loved this guy.”

As their quest continued, they gave me their lists of haves and have nots in a home. I listened closely and started showing them homes in Wilton Manors, Fort Lauderdale and Oakland Park. Eventually we stumbled on the property they now call home. Every time I drove this couple around I learned more and more about this New York power couple. I learned their likes, their dislikes, where they’ve traveled and their future plans. Each one separately confided in me. I would get calls and emails from one and then the other.

I did eventually find them a home in Fort Lauderdale and a very special one at that.  However, something more than being labeled as “their realtor” was happening.

A friendship was being born.

On October 17, 2015 Michael and Amonds, the gay couple the who “just needed a realtor” were married at the W on Fort Lauderdale beach overlooking the ocean. It was a beautiful and emotional event. My partner and I attended the wedding –  not as their realtor, but as their friends.

This is why I am a realtor. It’s about finding that special home for people. It’s about helping people secure their financial future. It’s about making memories, but most of all, for me, it’s about making friends.
